Guideline: ALTA Endorsement 18.3-06 (Single Tax Parcel and ID) (12-01-18)
This endorsement to the Owner's or Loan Policy is issued if the Land consists of only one tax parcel. It insures against loss if: (1) the Land is taxed as part of a larger parcel of land or if the Land fails to constitute a separate tax parcel for real estate taxes; or (2) any portion of the Land is not being assessed for real estate taxes under the specified tax identification number.
1. Verify by review of tax records or tax search that the Land, consisting of one parcel, is taxed as a separate tax parcel.
2. Verify by review of tax records or tax search that the Land is not taxed with other land.
3. Insert the Tax Identification Number for the parcel in paragraph 2 of the endorsement.
