We consider zoning coverage to be very hazardous. Sometimes a customer will not request zoning coverage until just before closing. It is difficult to comply with such a request because zoning coverage must be based on an opinion of counsel and the certification by the pertinent zoning body or administrator. This procedure can take time and you can help avoid a delay in closing if you follow the guidelines of the Underwriting Manual Section 23.04.5 as soon as you know that the customer will require zoning coverage.
