- Bogus IRS Release of Liens
There have been some recent filings of IRS Release of Liens which are bogus. They appear to have the same format as legitimate IRS Release Liens but those which we have actually seen to date have a notation on the lower right hand corner to the effect that this is not a United States Government Form, the notation reading "NON US GOV FORM." There may also be a date associated with the notation.
Accordingly, when clearing an exception for an IRS Lien where you do not obtain the release directly from the government but which you find in the public record, examine the same carefully and make sure it is in fact on a US Government Form before accepting the same.
When examining a release of an IRS lien in an amount in excess of $25,000.00, we require that you verify that release directly with the IRS and document your file to that effect. This should not be a particular burden as this circumstance would not arise frequently.
